With new legalisation constantly coming into effect letting a property can be a minefield. Without due care and attention the pitfalls can be both costly and detrimental to your investment portfolio. Our team are here to help and advise you so you make the best decisions and maximise the best profits possible.

On valuations we can recommend to you the best way to showcase your property and any improvements that could be made to maximise rent potential. We know the clientele the property will attract and can help advise you on the marketing to suit their needs, IE: A HMO, student accommodation, short lets or family homes. We can then guide you on any relevant legislation to safe guard you going forward. Collating local statistics especially for you, using this to compare your property value against others in the vicinity so you can start to market with confidence that the price is accurate and will attract the most serious renters. Our website and internet marketing will help to achieve maximum exposure for your property – giving it the best chance of a profitable and prompt letting.

Step 4

Lettings Process

All viewings are agreed by prior arrangement with you or your current tenants and conducted by our letting staff. On receiving an agreed offer, all tenants are vetted and credit checked by an independent referencing agency. Tenancy terms are agreed and the appropriate legal documentation is drawn up and signed by all parties. Rents are paid by standing order, direct to the landlord for letting services or to Pomp Properties on managed. The Tenancy Deposit Scheme is decided by either the agent or landlord to register into one of the relevant schemes. A certificate will be produced to all parties with in the deadline period. On commencement of the tenancy we will have an inventory prepared and checked by an independent company for managed properties and we strongly advise non managed landlords to protect their property with an independent inventory and check in report. Tenants are advised of the bill providers and they are responsible to set up the direct debits each month.
